Best Flooring Options for Kenyan Homes and Offices

Best Flooring Options for Kenyan Homes and Offices

Flooring covers the largest surface in any room, so it has a huge effect on how a space looks, feels and wears over time. In Kenya, flooring also has to handle dust, sunshine, occasional moisture and, at the coast, high humidity. Here's a practical guide to the most popular flooring options for Kenyan homes and offices, and where each works best.

SPC flooring

Stone polymer composite (SPC) flooring has become one of the most popular choices in Nairobi apartments and offices. It's a rigid, waterproof plank with a realistic wood or stone look.

  • Pros: waterproof, very durable, warm underfoot, quiet, quick to install over existing tiles
  • Cons: can feel less "solid" than real wood; needs a flat subfloor
  • Best for: living rooms, bedrooms, apartments, Airbnbs and offices

Laminate flooring

Laminate has a printed wood-look surface on a fibreboard core.

  • Pros: affordable, wide choice of designs, easy to install
  • Cons: not water-resistant — avoid kitchens, bathrooms and humid coastal homes
  • Best for: bedrooms and dry living areas in upcountry homes

Engineered wood flooring

Engineered wood has a real hardwood top layer over a stable plywood base.

  • Pros: genuine timber look and feel, more stable than solid wood, adds real value
  • Cons: higher investment, needs care with water and scratches
  • Best for: premium homes in areas like Karen, Runda and Muthaiga, master bedrooms and lounges

Solid hardwood (mvule, mahogany, oak)

Solid timber floors are long-lasting and can be sanded and refinished many times. They need proper acclimatisation and skilled installation to avoid movement and gaps, and are best in dry, well-ventilated rooms.

Porcelain and ceramic tiles

Tiles remain a staple in Kenya because they're cool, durable and easy to clean.

  • Pros: water-resistant, long-lasting, huge range including large-format and wood-effect tiles
  • Cons: cold and hard underfoot, can crack if the subfloor moves
  • Best for: kitchens, bathrooms, verandas, coastal homes in Mombasa, Nyali and Diani, and high-traffic commercial spaces

Terrazzo

Terrazzo is making a comeback in Kenyan interiors. It's extremely durable and looks striking in lobbies, cafés, shops and modern homes. Polished terrazzo is a long-term investment that can last for decades.

Epoxy flooring

Epoxy creates a seamless, hard-wearing surface. It's popular in showrooms, clinics, garages, workshops and modern industrial-style homes and cafés. It's hygienic and easy to clean, but needs careful preparation and installation.

Carpet and carpet tiles

Carpet tiles are a smart choice for offices: they absorb sound, are comfortable and can be replaced one tile at a time. In homes, add warmth and softness with rugs rather than wall-to-wall carpet, which traps dust.

How to choose the right flooring

  • Moisture: waterproof options (SPC, tiles, epoxy) for kitchens, bathrooms and the coast
  • Traffic: tough surfaces for hallways, shops, offices and Airbnbs
  • Comfort and acoustics: SPC, wood or carpet in bedrooms, apartments and offices
  • Continuity: one floor running through open-plan areas makes spaces feel larger
  • Subfloor: uneven floors must be levelled first — a key step that's often skipped
