Gypsum Ceiling Designs in Kenya: Styles, Lighting and What to Know

Gypsum ceilings have become one of the most requested interior upgrades in Kenya. Walk into a new apartment in Kilimani, a family home in Kitengela or an office in Westlands and you'll almost always see one. Done well, a gypsum ceiling hides wiring, adds soft lighting and makes a room feel finished and premium. Done badly, it cracks, sags or looks dated within a year. This guide explains the most popular gypsum ceiling designs in Kenya and what to look for in a quality installation.

What is a gypsum ceiling?

A gypsum ceiling is made from gypsum boards fixed to a light metal framework (usually galvanised steel channels) suspended below the concrete slab or roof structure. The joints are taped and filled, then the ceiling is sanded and painted to a smooth, seamless finish. Because the board sits below the structure, there's space above it for electrical wiring, recessed lights, speakers and, in some cases, air-conditioning ducts.

Popular gypsum ceiling designs

Flat (plain) gypsum ceiling

A clean, flat ceiling with recessed downlights. It's the most timeless option, works in every room and suits minimalist and contemporary interiors. It's also a great choice for offices, where a calm, even ceiling keeps the focus on the work.

Bulkhead (drop) ceiling

A lowered band runs around the edge of the room, leaving the centre higher. Bulkheads frame the room, hide curtain tracks and give space for downlights. This is the most popular gypsum ceiling design in Kenyan living rooms.

Floating ceiling with cove lighting

A central panel appears to "float", with a hidden LED strip glowing around its edge. Cove lighting gives soft, indirect light that's perfect for living rooms, bedrooms and hotel rooms. It's one of the most effective ways to add atmosphere.

Tray and multi-level ceilings

Two or more levels create depth and drama. Use them with care: in rooms with low ceilings, too many layers can make a space feel cramped. They work best in large living and dining rooms or reception areas.

Ceilings with timber or slat inserts

Combining gypsum with timber slats or wood-effect panels is a strong trend in Kenyan homes, cafés and offices. It adds warmth and texture and pairs beautifully with fluted wall panels.

Designing gypsum ceilings room by room

Living rooms: a bulkhead or floating ceiling with cove lighting, plus downlights on a separate switch for when you need bright light. Align the design with the TV wall and seating area.

Bedrooms: keep it calm. A simple bulkhead above the bed or a soft cove light creates a relaxing mood. Avoid putting bright downlights directly above where you lie.

Kitchens: a flat ceiling with bright, evenly spaced downlights and moisture-resistant board near cooking areas.

Offices and receptions: a flat ceiling with linear LED lights, or a feature ceiling above the reception desk to mark the arrival point.

Lighting is half the design

A gypsum ceiling should always be designed together with a lighting plan. Decide where you'll sit, cook, read and work, then place lights to suit. Use warm white (around 3000K) in homes and hospitality spaces and neutral white (around 4000K) in kitchens and offices. Put different types of light — cove, downlights, pendants — on separate switches or dimmers so you can change the mood.

How to get a quality gypsum ceiling

  • Use proper galvanised framing at the right spacing. Poor framing is the main cause of sagging and cracks.
  • Choose moisture-resistant board for kitchens, bathrooms and humid coastal towns such as Mombasa, Nyali, Diani and Malindi.
  • Insist on proper jointing with tape and filler, then sanding and two coats of quality paint.
  • Plan wiring first so electricians aren't cutting holes after the ceiling is finished.
  • Check roof leaks before installation in houses — water stains are the quickest way to ruin a ceiling.

How is the cost worked out?

The cost of a gypsum ceiling depends on the area, the design (flat, bulkhead or multi-level), the type of board, the number and type of lights and the access to the site. After a free site visit we give you an itemised written quote so you know exactly what's included.
